TIPS TO PREPARE FOR A HOME INSPECTION

There’s a lot of work for you to do in order to ensure that you’re getting a fair valuation for your home.  Below are some useful tips to help you prepare for a home inspection before selling:

1.) Install safety equipment and be sure it is functioning properly. These include smoke alarms, carbon monoxide alarms, and home security alarms.

2.) The interior of the house should be updated.  This includes counter tops, cabinetry, flooring and appliances.  The appearance of the home will affect the appraisal, so repaint the walls, hang new curtains, install shiny new fixtures like faucets and doorknobs, and remove damaged or worn out furniture.  Once it is updated, keep your house clean to make it more attractive to both appraisers and potential buyers.

3.) Houses with high curb appeal receive better appraisals, so tidy up your yard.  Mow your grass, trim your trees and shrubbery, plant colorful flowers, and remove dead trees.  Keep the clutter out of the yard, including lawn furniture, bicycles, and toys. Use a power washer to clean your house, patio, driveway and walkway.

4.) Plumbing can be a major stumbling block during home inspections.  If you know there might be some problems, fix them as soon as possible, or it will cost you.  If necessary, use an infrared thermometer to detect temperature problems with leaky pipes.

5.) Things that need to be corrected or are out of date, as a general rule, make $500 deductions in the total home value.  Therefore, any problem that will cost you less than $500 should be repaired immediately. Get the right tools for a variety of DIY jobs:  screwdrivers, hammers, pliers, socket sets, saws and blades, and vises.
